Close to 4 rivers, a large fishing lake (besides
the one on the property), within
100 miles of large boating lake, close to several area landmarks.
Fireplaces:
The master bedroom, which is located on the east end of the home, has
a see-through gas fireplace that can be seen from both the bedroom and the
master bath. The Chinese bedroom as well as the guest bath have gas
fireplaces. The bedroom that is located on the lower level has a gas
fireplace. The safe room bath has an electric fireplace. The "cave" has a
gas fireplace. A gel fireplace was chosen for the dining room so there
would only be the ambiance of a fireplace without any odors to offend the
culinary delights.
A large see through fireplace is located between the great room
and the office/den/game room. This fireplace now has gas logs but has been designed so it can
be changed into a wood burning fireplace. The gas line will make it
convenient for starting fire to large logs.
Nine fireplaces that can be seen from eleven different
rooms.
All of
the fireplaces on the upper level are gas for convenience. No carrying wood up
and down stairs. A most undesirable job.
In the dining room a fireplace was chosen that uses gel. This type of fuel makes it very convenient to have a fireplace for
ambiance. It sounds like a real wood burning fireplace, without the mess
and without to much heat to overheat the room. It is also odorless which
is to be desired when one wishes to enjoy the aromas of delicious cuisine.
On the bottom level there are two gas fireplaces, one in
the living room and one in the bedroom. The safe room bath has an electric
fireplace as it would not be safe to have gas in this room. Also, the
electric fireplace is a lovely way to warm the room before stepping into the
shower.

Energy Efficient:
The
heat and air systems used are hydrothermic for both comfort and energy
efficiency. There has been extra caulking put throughout the home by Hydrotemp.
Cellulose insulation was used because this has been proven to be the best
insulation. Thermo pane windows are found throughout the home. The
manor has three (3) heat and
air conditioner units which produce zoned heat and air so it can be heated
and cooled wherever, and to whatever degree, one desires. There are also
individual attic fans located on the top floor in each of the bedrooms and one
is located in the "cave". Thus,
outside air can be used where desired. After all, this is Arkansas and
most of our
air is still clean. The home has ceiling fans
throughout plus additional ceiling fans are located in areas on the deck and
veranda for additional comfort when you are outside.

Water Heaters:
There
are six (6) water heaters in the home. There are two Marathons, which are known
to have a higher energy rating than any other. They are also known for their
lasting ability. These are both 105 gallon tanks. There are two “regular” water heaters. And
there are two instant hot water heaters. These are zoned so each area will
have an abundance of hot water.

Water Filters:
There
are two (2) different types of water filters on the home. One is to remove
impurities and the other is to remove lime. There are four different water
sources on the property. There is a spring and three wells. Water is
wonderful, abundant and clean.

Custom
Lighting:
Lighting fixtures, both new and antique, have been
placed strategically throughout the home. In addition, a lighting designer
helped to bring about stunning lighting effects in various parts of the home.

Elevator Shaft:
A space
has been provided for an elevator. This can be put in now, or as a later
addition as desired or needed. It extends to all three floors and has been
built to code. It is designed to hold an elevator that is large enough to
accommodate
a wheelchair.

Underground Utilities:
The
electricity going to the house is all underground from a pole located outside
the yard. There is a 500 gallon gas tank, also located underground.

Entertainment Areas:
The lower level veranda goes all the way across the back of the home.
Ceiling fans are located all across to make the area more comfortable.
The second floor deck goes all the way across the back and
down both sides of the manor.
A "cove" area of the deck is a great place to put a firepit table
and
chairs. The firepit can be used for cold drinks during the day and a warm
fire at night. Great place to enjoy looking at the stars. With the clear air
of the Ozark mountains, one can really enjoy the glorious heavens.
There is also a "summer kitchen" located on the
main deck. This delightful room can be screened, if so desired, and is a
great place to enjoy a tasty grilled meal.
The upper floor has three (3) private balconies. One
is off the master suite, another off the Chinese bedroom and the third is off
the Cave.
In addition, there is an above ground pool on the west side
of the home with a surrounding deck. The above ground was chosen so one
could enter it off the deck of the home.

Septic System:
The
septic system designed for this home is state of the art. The system alone
costs over $10,000. There are four septic tanks, a holding tank and a 220 amp
pump. This system was designed to pump the waste up and over the hill so there is no chance it will spoil
the lovely lake.
